Architecture begins with a great idea or philosophy from which the design will develop.
We are trained to consider design issues from every angle, develop the best solution within the parameters of the project.

Because the design and construction industries are constantly changing, we work at all stages of the construction process with clients, from the early planning and programming until the project is completed by the contractor.

The following phases are used by our architects to describe the process of architectural design.

1- Pre-design services: Site survey, Data gathering and Programming In order for a designto succeed, it must be rooted through a significant understanding of site nature, client’s needs, constraints and other goals of the project.
– Site location, configuration, topography, access, regulatory characteristics and  environmental issues related to the site will be studied and analyzed.
– Client needs, goals and constraints will be examined and understood, this includes an examination of who the users of the building will be, what use they will make of the building, and any other goals of the project.
– Constraints, such as cost, zoning and building code restrictions, are also examined.

2- Schematic design phase:
Alternate solutions to design problems After establishing the program for a project, the focus in the architectural design process shifts from what the problems are to how to solve those problems.
During schematic design, the focus is on the “scheme”, or overall high-level design.
During this phase the architect seeks solutions to the architectural problems that arise out of the pre-design phase.

The architect establishes the construction scope, budget and the project schedule.
Preliminary estimates of construction cost may be included by request of the client.
A general layout and a series of rough sketches, drawings, and models are prepared to help our client in evaluation of the concepts and ideas; the phase is complete when the Client and Architect come to an agreement on a functional solution.

3- Design development phase:
During this phase more detailed drawings to illustrate other aspects of the proposed design is prepared.
The ideas are presented and discussed with the client for his approval. After this discussion, ideas are combined and revised into a final solution.

4-Construction drawing phase:
during this phase, the design is translated into the technical language of the contractor:
we finalize the drawings and specifications. Specifications are detailed written requirements describing the standards for materials, equipment, and systems that are to be incorporated into the project.

5-Bidding Phase: Finding and Selecting a General Contractor :
Upon client request – we will prepare the bidding documents, which consist of drawings and specifications as well as invitations to bid and instruction to bidders.

We assist clients in obtaining competitive bids and prepare the contract between client and the selected contractor

6-Contract Administration Phase: Construction Process the final phase of the process is the administration of construction. In this phase .we review, observe and supervise the progress of the work –performed by the contractor- at site periodically, in order to ensure that design expectations are met and to follow completion on time within budget and with the optimum quality.

Upon completion of this phase we finally inspect the project to ensure its compliance with client expectation.

1-Initial Consultation: site survey and assessment
The client and designer meet to discuss the client’s needs, desires and objectives.
-The designer assesses the site in order to identify all the essential conditions that will influence the design. This includes the topography, offsite conditions, availability and quality of light, soil, wind, etc.

2- Conceptual Design -preliminary design concepts:  based on the client’s needs and the information developed during the Site Survey, the architect proposes a variety of possible solutions to the problems. Once all parties have agreed that the design represents the direction they want to pursue, then additional details can be developed to allow the design to be accurately implemented.

3-Design Development:  after reviewing and approving the preliminary design with the client, the designer then turns the preliminary design into final plan .

4-Construction documentation :The Construction Documents phase takes the design
as developed and finalized during Design Development and documents it for construction to allow a project to be accurately bid and installed, A complete package of landscape plans and design specifications  can include some or all of the following: Site plan, Construction Details and Specifications for Hardscape elements, Layout plan,planting plan and Irrigation plan.

5- Bid Administration- upon client request, the bid coordination to obtain the appropriate contractors can be done through our company.

6-Project Monitoring- During the installation of the landscape design by the selected contractor, we offer the service of on-site Project Monitoring. This creates a dialogue between the client, the contractor, and the landscape architect.

The following phases are used by our engineers to describe the process of structural
1-Structural analysis: In order to predict the behavior of the structure and to ensure that structural concepts satisfy those project requirements related to safety, function, and cost; An accurate analysis of soil, live load which is based upon the occupancy and use of the spaces, and the environmental loads such as wind, seismic, and thermal effects is conducted by our structural engineers.

2-Design concept: the primary objective of this step is to generate a suitable structure concept and decide for construction type—the selection of the structural system depends on the function of the building, any zoning restrictions, as well as the local availability and relative cost of each material (reinforced concrete, structural steel, cold-formed steel, wood, etc.).

3-Design Development: enlarges the scale of consideration—greater detail is developed for all aspects of the building—the collaborative process continues with the architect providing graphic focus for the various contributors. The conclusion of this phase is a detailed design on which all players agree.

4-Construction  drawing:The Development of Construction Documents (drawings and specifications) involves translating the Design Development information into formats suitable for pricing, permitting, and construction.

5-Bid or Negotiation phase services Upon owner’s request, we shall organize and participate in selection interviews with prospective contractors and assist the owner in obtaining bids or negotiated proposals from contractors and assist in awarding and preparing contracts for construction.

6-Construction supervision :
Our duties during the Construction Phase are to administer the construction contract by:
-Acting as the Owner’s representative;
-Visiting the site periodically to determine if the work is being built according to the construction documents.
